Timing is critical when signing a student apartment lease, as it affects availability, rental rates, and incentives. Keep reading to find out when the best time to begin your search is, based on the time of year you're enrolling.

Fall Move-In

Certain amenities may be more important to you than to your roommates, so it’s also necessary to have this conversation early on. Start exploring different areas of Tuscaloosa and keep an eye out for any places or things that stand out to you during this time. Perhaps a complex is conveniently located near your classes, or it features a pool, which is your preferred way to cool off on hot Tuscaloosa days.

10-11 Months Out

During this time period, it is a good idea to start considering potential roommates, whether it's through roommate matching services or with friends. Keep in mind that signing a lease 10-11 months in advance is typically necessary to secure housing all of your preferred roommates.

6-9 Months Out

Keep in mind that it's essential to act fast if you find a place that meets all your criteria. As early as November, some floor plans begin to sell out, and you risk losing out on your desired home. Therefore, it's crucial to sign the lease and secure your housing as soon as possible to avoid disappointment. Remember, taking the time to tour and apply to multiple apartments will help you make an informed decision and find the perfect off-campus home.

3-5 Months Out

As the leasing season progresses, the availability of options may become limited. Before setting your sights on any favorites, consider reaching out to the properties that caught your attention and confirm their availability and whether they meet your budget and space needs. If your preferred floor plan is still available and fits your budget, it's imperative to sign the lease promptly. As the end of the leasing season approaches, the demand for apartments increases, and there's a higher chance of them selling out quickly.

1 Month Out

It's no secret that finding the perfect apartment close to move-in can be challenging. However, it's not impossible and is crucial to remain optimistic and keep searching until you find the perfect fit. Keep in mind that available options may be limited, so be prepared to act fast and if you do find a suitable option, be ready to sign the lease immediately to avoid missing out.

Spring Move-In

Spring move-in refers to students moving in at the start of the Spring semester in January. Starting your search in September is recommended, as most student communities will have an idea of their availability for January by then. This is because they can anticipate which students did not show up for their leases starting in August. Keep looking through November, as spaces may open up if students break their leases due to academic or financial difficulties. You can start signing Spring move-in leases as early as September of the prior year.

Summer Move-In
